Provide Professional Advice
It is my job to help you make informed decisions. As your Buyer's Agent I will help you determine your specific criteria for a home in Vancouver. This information will be entered into our data base and daily searches will be performed to find changes to listings we have already discussed, and also new listings fresh to the Vancouver market. This data will be emailed to you as it becomes available. This process will assist you in making informed decisions.
If you have a specific property or area of Vancouver in mind, I will research the area for unlisted homes and locate willing sellers.
Through ongoing discussions, property viewings, and analysis of the Vancouver market I will help you re-evaluate your goals and adjust your strategy as needed.

The Vancouver real estate market is ever changing. As your Buyer's Agent I use your criteria to pre-screen properties. Only properties which meet your needs will be viewed.

When preparing an offer, as your Buyer's Agent I will provide all the tools needed to arrive at an offering price and optimal conditions of sale. However, in today's competitive market you may also face competing offers on the home of your choice. All relevant issues will be considered prior to offer presentation so you are clear about what you are signing.
As well as affordability, comfort, and desirability, we must always look to the future and consider re-saleability. A home may have everything you want but be in a location which will make it hard to sell in the future. This is an important factor to remember when negotiating the purchase of a home.
Advocate Your Position
Whenever possible I represent my clients in person when presenting an offer. This affords the best opportunity to advocate your position.
Negotiate
Negotiations are my forte. When negotiating I will suggest strategies that have been effective in similar situations in the past. Whether you are a buyer or a seller, I work for my client alone to negotiate the best possible deal. My clients always receive my full commitment.
Manage the Details
Our Buyer's Agent service does not stop after closing. If your Vancouver property is going to be a revenue property, we assist in finding new tenants by listing your property on my web site, conduct initial interviews, obtain Application for Tenancy Forms, and once you have approved a tenant, provide the proper paperwork and arrange for the hand over of keys.
If you are personally going to live in the home, we will do a walk through with you to ensure the home is in the correct condition as per the contract, provide after sales liaison with the listing agent if problems arise which were provided for in the contract, and provide someone to do necessary repairs and maintenance at a reasonable cost.
